Who books

Booked through the week, and the year.

Work stays fill the weekdays, holiday guests fill the weekends, and insurance stays carry the winter. The mix changes from area to area, and we price every night for it.

The rules, handled

Every nation has its own rules. We know them all.

90 nightsA year, without planning permission

A whole home in Greater London can be short-let for up to 90 nights a calendar year while council tax is paid.

90+Longer stays sit outside it

Stays of 90 nights or more in a row do not count towards the limit.

Council taxNot business rates

The 90-night rule only applies while council tax is paid, so London homes stay on council tax.

100%Second homes premium

Every London council we work in charges a 100% premium on furnished homes that are nobody’s main home.

We plan London calendars around the 90 nights and fill the rest of the year with longer stays.

Council tax or business rates

Which bill will your home pay?

Every short let pays one or the other. It comes down to where the home is and how often it is let, so two questions tell you which.

1Where is the home?
2Available 140 nights a year, and let for 70?
Council taxPaid like a normal home
Business ratesPaid when it is let as a business

Pick where the home is to start.

Your council sets the exact rate, so we confirm it from your postcode.
