Who books

Booked through the week, and the year.

Work stays fill the weekdays, holiday guests fill the weekends, and insurance stays carry the winter. The mix changes from area to area, and we price every night for it.

The rules, handled

Every nation has its own rules. We know them all.

RegisterWith the Welsh Revenue Authority

Anyone taking bookings of 31 nights or fewer in Wales must register. We do it for you, and it is free.

252 / 182Business rates test

Available for 252 days and let for 182, or council tax applies, with premiums of up to 300% on second homes.

Cardiff onlyVisitor levy, so far

Councils can add a levy on overnight stays. Only Cardiff has chosen to, from April 2027, and none where we run homes.

LicensingComing to Wales

New Welsh law brings licensing for visitor accommodation. We will make sure your home is ready for it.

We register your home with the Welsh Revenue Authority for you. It is free.

Council tax or business rates

Which bill will your home pay?

Every short let pays one or the other. It comes down to where the home is and how often it is let, so two questions tell you which.

1Where is the home?
2Available 140 nights a year, and let for 70?
Council taxPaid like a normal home
Business ratesPaid when it is let as a business

Pick where the home is to start.

Your council sets the exact rate, so we confirm it from your postcode.
