What matters to owners

More to protect, and more to gain

A larger home can earn more per night on Airbnb, Vrbo and Booking.com than almost any other short let, and it has more to look after. Here are the questions worth asking before you hand over the keys, and our answers.

01

Who is actually staying in my home?

Every booking is checked before it's accepted: who is coming, how many and why. Parties and events are turned away, and a security deposit is taken where the home needs one.

02

Will it be looked after between stays?

Cleaning and fresh linen after every stay, a check after every checkout, and pools, hot tubs, gardens and heating coordinated with contractors we trust.

03

Will it earn what a home like this should?

Prices are updated daily for the season and local events, never below a floor you agree, and the home is offered to three kinds of guest.

04

What about the neighbours?

House rules are agreed with you first: group sizes, quiet hours and no parties. Guests can reach us 24/7 while they stay.

05

Can I still use it myself?

Yes, whenever you like. Block dates for yourself or your family with one message, and we plan the calendar around them.

06

Will I know what's going on?

One senior contact who knows the house, and an owner dashboard with every booking and an itemised statement each month.

Where the bookings come from

Three kinds of guest, one well-used home

We also place business teams and insurance families, so a larger home has more good bookings to choose from, in more months of the year.

Holiday groups

Families and friends travelling together for summer holidays, reunions and Christmas, who want the whole house to themselves.

When: weekends and school holidays

Business teams

Project teams, senior staff and companies that want a whole home for a week or more, with one invoice. Business stays

When: all year, mostly midweek

Insurance families

When a family's own home is damaged, insurers look for a like-for-like home nearby, often for weeks or months. A large home suits a large household. Insurance stays

When: all year, busiest in winter

There's no fixed line. It's usually a home with four or more bedrooms, a high-spec finish, or something guests will pay more for, such as a pool, grounds, a view or a hot tub. If you're not sure, ask for an assessment and we'll tell you whether this service fits.
We check every booking before accepting it, set clear house rules and turn away parties and events. Where the home needs it, we take a security deposit at a level you set, and we handle any damage claim for you. Our guide to guest damage explains more.
Yes. Block dates for yourself or your family whenever you like, with one message to your contact. We plan the calendar around the dates that matter to you.
No. For a luxury home we aim for fewer, better-paid stays. We agree a price floor and minimum stays with you, so the home is never let cheaply just to fill a gap.
The same fees as every home we run, set out in full in our fees above: a percentage of each booking, a one-off setup fee, and nothing when the home is empty.
Across England and Wales, wherever we can look after the home properly. See where we work, or ask about your area on a call.
You'll need insurance that covers short lets, and some areas have their own rules. In London, for example, a home can be let for up to 90 nights a year without planning permission. Our guides to short-let rules and council tax and business rates explain more.
