Local rules

The rules in Scotland, handled.

Every short let in Scotland needs a licence from the local council before it takes guests, and in Edinburgh and Badenoch and Strathspey a home that is not your main home needs planning permission too. A home available for 140 days and let for 70 in a year pays non-domestic rates instead of council tax, and Edinburgh adds a 5% visitor levy, with Glasgow and Aberdeen following in 2027.

  • A licence from your councilEvery short let needs one before it takes guests, with gas, electrical and fire safety checks, and the licence number on every listing.
  • Rates at 140 and 70 daysAvailable for 140 days and let for 70 in a year, and a home pays non-domestic rates instead of council tax.
