Do you already run homes in the Dover district?

Accepted Answer

Not yet. We are taking on homes across the district now, from Dover itself to Deal, Walmer and Sandwich. The nearest homes we run are in Folkestone and Ramsgate, and the same team looks after homes in Herne Bay, Maidstone, Medway, Tunbridge Wells and Tonbridge. Your home would be one of our first here, and we set it up ourselves, from the photos to the pricing.

Will I pay extra council tax on a furnished second home in the Dover district?

Accepted Answer

Your free report shows whether your home is likely to pay council tax or business rates. On council tax, Dover District Council charges a 100% premium on furnished homes that nobody lives in as their main home. If your home qualifies for business rates it pays those instead, and small business rate relief may cut that bill.

Do the Article 4 areas in Deal and Sandwich affect a short let?

They deal with the outside of homes, not how they are used. Directions in Middle Street and Nelson Street in Deal, in Sandwich, in Kingsdown and in Dour Street in Dover remove some permitted development rights, so changes such as new windows, doors or roofs can need permission. We found no Dover policy aimed at short lets, and outside London there is no general planning test for them yet. Check your mortgage, lease and insurance.

What does the national register mean for me?

Every host in England will need to register once the national register opens. We register your home for you.

Will ferry and cruise passengers book my home?

Accepted Answer

Some will. Ferries sail from the Eastern Docks to Calais and Dunkirk, and the port planned 115 cruise calls at the Western Docks for 2026. A few travellers want a night nearby before an early sailing or a cruise. We treat them as an extra on top of holiday and work stays, not the main reason to let here, and we price for all of them.

Will The Open come back to Sandwich?

No future Open has been announced for Sandwich. Royal St George’s has hosted it 15 times, most recently in 2021. Golfers come every season for Royal St George’s, Prince’s and Royal Cinque Ports, so we would not plan a home around one championship.

Question 7

How much does management cost?

Accepted Answer

15% plus VAT on bookings from booking sites, and an extra 5% plus VAT on direct bookings. There is a one-off setup fee, and photography is priced separately. Guests pay for cleaning.

Do you offer co-hosting or serviced accommodation?

Accepted Answer

Yes. We look after listings, pricing, guests, cleaning and maintenance, including work and contractor stays.

When do I get paid?

Accepted Answer

Your statement arrives around the 7th of each month and your payment follows on the 10th. Your owner portal shows your calendar, earnings and statements whenever you want to look.

Who pays for what?

Accepted Answer

You pay the bills, upkeep and supplies such as toiletries, tea and coffee. Guests pay a cleaning fee, which covers cleaning and washing the linen. Our fee only comes out of bookings.

Do you ask before spending money on my home?

Accepted Answer

Usually, yes. We ask you before anything over £100, and wherever we can we let you know about smaller costs too.

What does my home need before it goes live?

Accepted Answer

It needs to be furnished, with linen, keys and two lock boxes in case of lockouts, plus the kitchen basics guests expect, such as pans and utensils. If you need help furnishing, we can point you to suppliers.

I have a tenant. How do we switch?

Accepted Answer

Once your tenant has moved out, we clean the home and add everything guests need, from pans to utensils, so it is ready for its first stay.

I use another manager. How do we switch?

They close their listing on a date we agree and ours starts from that date, so there are no double bookings.

What if a guest damages my home?

Accepted Answer

Before check-in every guest is ID-checked, signs a rental agreement, pays a damage deposit or damage waiver and tells us why they are staying. If something is damaged, we arrange the repair and handle any claim for you. We also recommend specialist short-let insurance, so you are covered for serious damage that the platforms and deposits do not cover.

What if I have a quiet month?

Quieter months can be normal. Over a full 12 months, with the busier seasons included, our owners earn more on average than they would with a long let. We price every night against local demand and fill gaps with longer work and insurance stays.

What if a guest will not leave?

Guests stay on a licence, not a tenancy, and every stay ends on the last paid night. It is written into our booking terms.

What if we get a bad review?

We look into every review and fix what caused it, so the next guest has a better stay.

Can I still stay there myself?

Yes. Block dates whenever you like. Your home is still yours.

No long lock-in. Leave with 30 days’ notice in your first three months, and 90 days after that.
