When do I get paid?

Your statement arrives around the 7th of each month and your payment follows on the 10th. Your owner portal shows your calendar, earnings and statements whenever you want to look.

Who pays for what?

You pay the bills, upkeep and supplies such as toiletries, tea and coffee. Guests pay a cleaning fee, which covers cleaning and washing the linen. Our fee only comes out of bookings.

Do you ask before spending money on my home?

Accepted Answer

Usually, yes. We ask you before anything over £100, and wherever we can we let you know about smaller costs too.

What does my home need before it goes live?

Accepted Answer

It needs to be furnished, with linen, keys and two lock boxes in case of lockouts, plus the kitchen basics guests expect, such as pans and utensils. If you need help furnishing, we can point you to suppliers.

I have a tenant. How do we switch?

Accepted Answer

Once your tenant has moved out, we clean the home and add everything guests need, from pans to utensils, so it is ready for its first stay.

I use another manager. How do we switch?

They close their listing on a date we agree and ours starts from that date, so there are no double bookings.

What if a guest damages my home?

Accepted Answer

Before check-in every guest is ID-checked, signs a rental agreement, pays a damage deposit or damage waiver and tells us why they are staying. If something is damaged, we arrange the repair and handle any claim for you. We also recommend specialist short-let insurance, so you are covered for serious damage that the platforms and deposits do not cover.

What if I have a quiet month?

Quieter months can be normal. Over a full 12 months, with the busier seasons included, our owners earn more on average than they would with a long let. We price every night against local demand and fill gaps with longer work and insurance stays.

What if a guest will not leave?

Accepted Answer

Guests stay on a licence, not a tenancy, and every stay ends on the last paid night. It is written into our booking terms.

What if we get a bad review?

We look into every review and fix what caused it, so the next guest has a better stay.

Can I still stay there myself?

Yes. Block dates whenever you like. Your home is still yours.

Am I tied in?

No long lock-in. Leave with 30 days’ notice in your first three months, and 90 days after that.

Which parts of Bristol do you cover?

All of it, from Avonmouth and Southmead to Clifton, Bedminster and the city centre. We work right across the UK, so we can take on a home anywhere in Bristol. We already run homes in Bristol, and we are always happy to grow into new neighbourhoods.

How much does management cost?

15% plus VAT on bookings from booking sites, and an extra 5% plus VAT on direct bookings. There is a one-off setup fee, and photography is priced separately. Guests pay for cleaning.

Do I need permission to short-let in Bristol?

Accepted Answer

Usually not for a single home. Bristol has no short-let licence or night limit of its own, but check your mortgage, your lease if it is a flat, and your insurance. We register your home on the national register when it opens.

Is Bristol City Council planning to restrict short lets?

Accepted Answer

Nothing is in place. Council leaders have spoken about the effect of short lets on housing in the city, and said the council would need new powers from national government to do more. In September 2026 the government confirmed that mayors, including the West of England mayor, will be able to add an overnight visitor levy that covers short lets, but no levy has been set for Bristol. We will tell you if anything changes.

Do second homes pay more council tax in Bristol?

On council tax, yes. Bristol City Council has charged a 100% premium on furnished homes that are nobody’s main home since April 2025. If your home pays business rates instead, the premium does not apply. Your free report tells you which applies.

Will hospital staff book my home?

Accepted Answer

Yes, if it is close to the hospitals. Doctors, nurses and locums at the Bristol Royal Infirmary, the children’s hospital and Southmead book by the week, and families of patients at Southmead’s major trauma centre and the children’s hospital often need somewhere for weeks.

When are the busiest weeks in Bristol?

The Harbour Festival in July and the Balloon Fiesta at Ashton Court in August, with the Light Festival in February and the Christmas market in Broadmead. We open those dates early and price them higher, and fill the weekdays with work stays.

Does the Clean Air Zone affect guests?

Accepted Answer

Older, more polluting cars and vans pay a daily charge to drive into the zone around central Bristol. We tell guests before they arrive. Most newer cars are not charged, and contractors with older vans often prefer homes with parking outside the zone.

How quickly can my home go live?

Most homes go live within three days of signing, once photos, listings, cleaning, linen and a key safe or smart lock are in place.
