  • Winter is filled with longer stays. Contractors and families placed by insurers book for weeks at a time, whatever the season.
  • The numbers come first. The free earnings assessment shows each month after bills, before the landlord commits.
  • A way back. 30 days' notice in the first three months, and the home can return to a long let with you.

What the landlord actually keeps

On a long let the tenant pays the bills. On a short let the landlord does. So we compare after every cost, not rent against payouts.

Our 2-bed house in Rochester, with 2026/27 Medway council tax (band C) and bills estimated for a home with guests. Mortgage, repairs and landlord insurance are paid either way, so they're left out. Some short lets pay business rates instead of council tax, often less with small business rate relief. Every free earnings assessment uses the home's own figures.

Will you compete with our agency for the landlord?

No. We only do short-let management. We don't sell homes or arrange long lets, so the sale and any future tenancy stay with you.
