A long let pays one rent. A short let is booked by the night or the week, so it can take a work stay in the week and a leisure stay at the weekend, and price each night for the demand.

11 of the 13 councils we cover in Kent charge a 100% premium on furnished homes that are nobody’s main residence. Canterbury, Dover and Thanet started charging from April 2026. Gravesham does not charge one. Tonbridge and Malling is still to be confirmed. A short let that qualifies for business rates pays those instead. See every council
Check your mortgage lender and, for a flat, your lease allow short lets, and you will need short-let insurance. We go through all three with you on the first call.
England's short-let register is due by March 2027, a home let for at least 70 nights a year (and available for 140) pays business rates instead of council tax, and the furnished holiday lettings tax regime ended in April 2025. Read our guide to the rules
