All 5 councils we cover in Yorkshire charge a 100% premium on furnished homes that are nobody’s main residence. Rotherham started charging from April 2026. Doncaster and Barnsley only charge it once a home has been furnished and empty for a year. A short let that qualifies for business rates pays those instead. See every council
Check your mortgage lender and, for a flat, your lease allow short lets, and you will need short-let insurance. We go through all three with you on the first call.
England's short-let register is due by March 2027, a home let for at least 70 nights a year (and available for 140) pays business rates instead of council tax, and the furnished holiday lettings tax regime ended in April 2025. Read our guide to the rules
Each council decides whether furnished homes that are nobody’s main residence pay extra council tax. A short let that qualifies for business rates pays those instead. Checked September 2026 on each council’s own website.
