When a London home is damaged by a leak, fire or flood, the insurer pays for the family to stay nearby during repairs. Stays of 90 nights or more in a row sit outside the 90-night limit, and these stays peak in winter.

A long let pays one rent. A short let is booked by the night or the week, so it can take a work stay in the week and a leisure stay at the weekend, and price each night for the demand.

In Greater London, a whole home can be let for up to 90 nights a year without planning permission. Stays of 90 nights or more in a row do not count towards it. We plan the calendar around the limit and fill the rest of the year with longer stays.
All 5 councils we cover in London charge a 100% premium on furnished homes that are nobody’s main residence. Kensington and Chelsea started charging from April 2026. A short let that qualifies for business rates pays those instead. See every council
Check your mortgage lender and, for a flat, your lease allow short lets, and you will need short-let insurance. We go through all three with you on the first call.
England's short-let register is due by March 2027, a home let for at least 70 nights a year (and available for 140) pays business rates instead of council tax, and the furnished holiday lettings tax regime ended in April 2025. Read our guide to the rules
