How a short let fills the week in the Midlands
A long let pays one rent. A short let is booked by the night or the week, so it can take a work stay in the week and a leisure stay at the weekend, and price each night for the demand.

Council tax in the Midlands
Coventry charges a 100% premium on furnished homes that are nobody’s main residence, once a home has been furnished and empty for a year. Warwick starts charging from April 2027. A short let that qualifies for business rates pays those instead. See every council
Mortgage, lease and insurance
Check your mortgage lender and, for a flat, your lease allow short lets, and you will need short-let insurance. We go through all three with you on the first call.
Rules across England
England's short-let register is due by March 2027, a home let for at least 70 nights a year (and available for 140) pays business rates instead of council tax, and the furnished holiday lettings tax regime ended in April 2025. Read our guide to the rules
Council tax
Second homes council tax in the Midlands
Each council decides whether furnished homes that are nobody’s main residence pay extra council tax. A short let that qualifies for business rates pays those instead. Checked September 2026 on each council’s own website.

Yes. Tell us the dates and we keep them free. You can also leave with 30 days' notice in your first three months, and 90 days after that.
For most homes it earns more, and with us it asks nothing of you once it is live. Some homes do better as a long let, and we will tell you honestly if yours is one of them.
Yes. Whether you call it Airbnb management, co-hosting, holiday-let or serviced accommodation management, we run the whole thing: listings on Airbnb, Booking.com and other sites, pricing, guests, cleaning and maintenance. We take work and contractor stays as well as holidays.
