Maidstone Borough Council has charged a 100% premium on furnished homes that are nobody’s main residence since 1 April 2025, so the bill is doubled. A home that qualifies for business rates pays those instead.

We found no Maidstone planning policy or Article 4 direction aimed at short lets. The borough’s Article 4 directions cover four conservation areas and individual sites. Outside London, England has no general planning test for short lets yet.
