Medway gives a short let two seasons in one. Rochester fills for the Sweeps Festival in May and the Dickensian Christmas in December. Chatham, Gillingham and Chatham Maritime keep it busy in between with hospital staff, university visitors and people working at BAE Systems.

BAE Systems in Rochester is Medway’s largest private employer, with 1,700 staff, and the planned Lower Thames Crossing will join the A2 just west of Strood.

Medway Council has charged an extra 100% on second homes since 1 April 2025. A home that qualifies for business rates pays those instead.
We found no Medway planning rule aimed at short lets. An Article 4 direction, updated in 2026, requires permission to turn a family home into a small HMO in seven wards. It does not cover short lets.
England's short-let register is due by March 2027, a home let for at least 70 nights a year (and available for 140) pays business rates instead of council tax, and the furnished holiday lettings tax regime ended in April 2025. Read our guide to the rules
