Step by step

Four steps, then we run it.

Most of the work is ours. Your part is the home itself and a few calls only an owner can make.

01

Your free earnings report

Tell us about your home: the type, the bedrooms, what is happening with it now and what you would like from it. We compare it with similar homes nearby and send a written, month by month report within 24 hours, free and with no obligation.

  • Estimated income for the year, after all fees
  • A quick call to talk it through
  • Setup and photography costs agreed before you sign
02

Made guest ready

Once you sign, we book a clean first wherever we can, so the home is spotless and every bed is made up when the photographer arrives. Then we write the listing, set the pricing and line up cleaners and linen for your guests. Your part is the home itself: furnished, with linen, keys and two lock boxes, and the calls only an owner can make.

  • A clean before the photos, wherever we can
  • Professional photos
  • Listing written and priced
03

Live and booked

Your home usually goes live about three days after the photos are taken, on Airbnb, Booking.com, our own website and many more booking sites. We price every night against local demand, so a quiet weeknight and a busy weekend are never sold at the same rate.

  • Listed far beyond Airbnb and Booking.com
  • Every night priced on its own
  • Quieter gaps filled with work and insurance stays
04

Paid every month

Your statement arrives around the 7th of each month, with every booking and every cost on its own line. Payment follows on the 10th, and your owner portal shows your calendar, earnings and statements whenever you want to look.

Where your home is listed

Seen by more guests, not just on Airbnb.

Airbnb, Booking.com and our own website are the names people know. Behind them sit many more booking sites, and two networks of our own.

Booking platforms

Airbnb, Booking.com and many more booking sites, all kept in step from one calendar.

Our own website

Guests who book direct with us, with no booking site commission on the stay.

Insurance network

We keep the details of every insurance provider that has booked with us and add our homes to their register, so displaced families can be placed with us directly.

Contractor network

New homes go out to the building contractors who book with us, so their site teams can book a whole home near the job.

How the insurance network works

When a family has to leave home, their insurer can come straight to us.

Insurance stays are busiest in winter, so they help fill the quieter months, often for weeks at a time.

  1. 01We list your home

On Airbnb, Booking.com, our own website and many more booking sites.

  2. 02Added to insurers’ registers

Every insurance provider that has booked with us gets your home on its register.

  3. 03A family needs a home

After a leak, fire or flood, their insurer needs somewhere nearby, often for weeks or months.

  4. 04They book with us directly

The insurer finds your home on its register and books it with us, without going through a booking site.

Questions

Questions owners ask us.

Anything else? Call 0330 124 5672.

How long does it take to go live?

Usually about three days after the photos are taken, as long as the home is furnished and your paperwork is in place.

Why do you clean before the photos?

So the photos show the home at its best. Wherever we can, a clean goes in first, so every room is spotless and every bed is made up when the photographer arrives.

What do I need to sort before the first guest?

Tell your insurer and mortgage lender, check your lease if you have one, and make sure your fire risk assessment and gas safety check are in place. The home should be furnished, with linen, keys and two lock boxes.

Can I still use my home?

Yes. Block dates for yourself whenever you like, and agree the house rules with us before we list.

How and when am I paid?

Monthly. Your statement arrives around the 7th, with every booking and every cost on its own line, and you are paid on the 10th.

Why might my first statement look small?

Booking platforms pay around each stay, not when the booking is made. A stay booked now for later in the year is paid once it happens, so it shows on a later statement.

What if I want to stop?

Give 30 days’ notice in your first three months, or 90 days after that. The home stays yours throughout.
