Fees
One fee, only when you earn.
No booking, no fee, and no monthly charge. Here is exactly what our fee covers, and where every booking goes.
- Only from bookingsNo booking, no fee, and nothing on empty nights.
- After the platform’s cutWorked out on what the platform pays out, never the guest’s full price.
- No monthly chargeNo retainer and no subscription, ever.
Direct bookings through our website carry a 5% plus VAT platform fee instead of a booking site’s commission.
What the fee covers
Everything it takes to run the let.
We run the let from end to end. There is no monthly retainer and nothing to pay on empty nights.
If we do not fill the calendar, we do not get paid. That keeps everyone pulling in the same direction.

Where a booking goes
Most of every booking is yours.
We only earn a share of what your home earns, so the more you make, the more we make. Here is one booking, in the order the money moves.
- 1Platform commissionTaken first by Airbnb, Booking.com and others, so it varies
- 2Our fee15% plus VAT, worked out on what the platform pays out
- 3YoursEverything left, the largest share, paid to you on the 10th with a full statement
Cleaning is on top, not out of your share. Guests pay a cleaning fee on top of the nightly price. It pays the cleaners and the linen, so it never comes out of what you keep.
For illustration, not to scale. Platform commission varies by platform, and your statement shows the real amounts.
What each platform takes
Typical rates for UK hosts. Platforms set their own rates and can change them, and your statement shows exactly what each one took.
Before you go live
Setup and photos, agreed before you sign.
The setup fee covers getting the home ready to list. Photography is priced separately, because the photos are the first thing a guest judges your home on.
- FirstAgree the costs
Setup and photography, agreed before anything is signed.
- ThenSign
You commit only once the costs are agreed.
- NextClean, photos and listings
Wherever we can, a clean goes in first. Then we photograph the home and write and price the listings.
- Usually three days after the photosGo live
Your home goes live and bookings begin.
Running costs
Every cost has a clear owner.
Most of them are the same costs you would have as the owner of any home. Here is who pays for what.
- Cleaning after every stay
- Washing the linen and towels
- Listings and nightly pricing
- Guest messages and checks
- Booking cleaners and trades
- Bills and broadband
- Toiletries, tea, coffee and supplies
- Repairs and upkeep
- Its commission, shown on your statement
We troubleshoot first, and usually check with you before anything over £100. We let you know about smaller costs where we can.
Getting paid, and leaving
Paid monthly. Free to leave.
A clear statement every month, and no long tie in if it is not working for you.
Do I pay anything if my home is not booked?
No. Our fee only ever comes out of bookings. There is no monthly charge and nothing to pay for empty nights.
Is the 15% worked out before or after the platform’s commission?
After. The platform takes its commission first, and our 15% plus VAT is worked out on what it pays out, never on the guest’s full price.
What do direct bookings cost?
Bookings through our own website carry no booking site commission. A 5% plus VAT platform fee applies instead, on top of our usual fee.
Who pays for cleaning?
Guests, through a cleaning fee added to their booking. It covers the clean and washing the linen, and we manage the cleaners.
What does the setup fee cover?
Getting the home ready to list. Photography is priced separately, and both are agreed with you before you sign.
Can I claim the management fee against tax?
Management and letting agent fees are on HMRC’s list of allowable expenses for rental income. Your accountant can confirm how they apply to you.
