A long let pays one rent. A short let is booked by the night or the week, so it can take a work stay in the week and a leisure stay at the weekend, and price each night for the demand.

Bristol City Council has charged a 100% premium (twice the normal charge) on second homes since 1 April 2025. A home that qualifies for business rates pays those instead.
Bristol has no Article 4 direction or adopted policy aimed at short lets. Its Article 4 directions control turning houses into HMOs, with more areas added from 1 January 2027. The new Local Plan is expected to be adopted in late 2026.
Bristol’s Clean Air Zone charges older, non-compliant private cars a daily fee. We include it in the arrival guide so guests are not caught out.
England's short-let register is due by March 2027, a home let for at least 70 nights a year (and available for 140) pays business rates instead of council tax, and the furnished holiday lettings tax regime ended in April 2025. Read our guide to the rules
