Who books a short let in Swansea

Construction crews

Construction is one of our biggest sources of bookings in Swansea. Crews on the city and waterfront regeneration, and on sites along the M4, book a whole home for the length of a job, with parking for vans and one invoice.

Insurance stays

When a home in Sketty, Morriston or anywhere in Swansea is damaged by a burst pipe, fire or flood, the insurer pays for the family to stay nearby while it is repaired, often for weeks or months. These stays peak in winter, when the heating goes on.

City and waterfront regeneration

The Swansea Bay City Deal’s waterfront digital district, including new tech offices on Kingsway, brings business visitors to the centre.

Swansea University and UWTSD

Swansea University’s Singleton Park and Bay campuses, and UWTSD’s SA1 waterfront campus, bring parents, academics and visiting researchers.

Gower and Mumbles

How a short let fills the week in Swansea

A long let pays one rent. A short let is booked by the night or the week, so it can take a work stay in the week and a leisure stay at the weekend, and price each night for the demand.

Register with the Welsh Revenue Authority

Everyone in Wales taking bookings of 31 nights or less must register. Registration opens in October 2026, and existing providers must register by 31 March 2027. It is free, and we do it for you. Rules across Wales and England

The visitor levy

Welsh councils can choose to charge a visitor levy of £1.30 per person per night on self-catering. Swansea is not charging or consulting on it, and any council must give 12 months’ notice.

Council tax or business rates

In Wales a home must be available for 252 days and let for 182 to pay business rates. Otherwise council tax applies, and Swansea charges a 100% premium on second homes. The Welsh Government is consulting on changes from April 2027.

Licensing on the way

The Development of Tourism and Regulation of Visitor Accommodation (Wales) Act 2026 brings in licensing, expected from 2029 once the standards are published. We keep your home ready for it.

Planning in Swansea

Wales has separate use classes for main homes, second homes and short lets, and moving between them needs no permission unless a council makes an Article 4 direction. We found none in Swansea.
