Short lets in Tonbridge, in brief
Tonbridge sits just north of Tunbridge Wells but books on its own terms. Weekdays bring London commuters on the fast trains, contractors and hospital staff heading for Pembury. Weekends bring families visiting Tonbridge School, Penshurst Place and events at the castle.
Construction is one of our biggest sources of bookings around Tonbridge. Crews on town-centre, housing and flood-defence work in Tonbridge and Hildenborough book a whole home for the length of a job, with parking for vans and one invoice.

Town centre regeneration
In October 2025 the council adopted a masterplan for the area east of the High Street. It includes a new Angel leisure centre, which could open by 2028, 122 homes at Sovereign Way North, a GP practice and a hotel or homes at Vale Road.

Tonbridge School
Founded in 1553 by Sir Andrew Judde, with just over 800 boys across 12 boarding and day houses. Parents and families come to the town for visits and school events through the year.
Tonbridge Castle
A motte and bailey castle with a 13th-century gatehouse, now a wedding and events venue. Its 2026 calendar runs from open-air cinema to an Oktoberfest, and the town fireworks are held at the Racecourse Sports Ground.

Council tax in Tonbridge
Tonbridge and Malling Borough Council has charged a 100% premium on furnished homes that are nobody’s main residence since 1 April 2025, so the bill is doubled. There is no discount for second homes, and a home that qualifies for business rates pays those instead.
Planning in Tonbridge
We found no Tonbridge and Malling planning policy or Article 4 direction aimed at short lets. In July 2026 the council funded work on whether to make an Article 4 direction for small HMOs, which would not cover short lets. Its new Local Plan, running to 2042, is out for consultation until 25 October 2026.
Rules across England
England's short-let register is due by March 2027, a home let for at least 70 nights a year (and available for 140) pays business rates instead of council tax, and the furnished holiday lettings tax regime ended in April 2025. Read our guide to the rules
