Cambridge University Hospitals NHS Foundation Trust, which runs Addenbrooke’s and the Rosie, employs more than 13,000 people. Royal Papworth Hospital, the UK’s leading heart and lung hospital, is on the same Biomedical Campus. Locums and agency staff need somewhere close for weeks at a time.1,2
Cambridge Biomedical Campus expansion
Cambridge Biomedical Campus is planned to grow by 67 acres under phases 3 and 4, a partnership between Cambridgeshire County Council and Prologis approved in February 2026, adding up to 2.4 million square feet of life sciences research and development space over the next two decades.3
AstraZeneca
AstraZeneca’s Discovery Centre in Cambridge, its largest UK research and development site, employs more than 2,000 scientists working on drug discovery across therapy areas including oncology, cardiovascular and respiratory disease.4
Cambridge South station and the rail line west
Cambridge South station, on the line just south of Cambridge station and serving the Biomedical Campus, opened on 28 June 2026, with Greater Anglia, Great Northern, Thameslink and CrossCountry all calling. East West Rail’s Oxford to Bletchley sections are already open, with Oxford to Milton Keynes services expected by 2030, but the fuller link on to Cambridge is not expected until the mid-2030s.5,6
Waterbeach New Town
Waterbeach New Town, north of Cambridge, is planned for up to 11,000 homes across two sites, with infrastructure work under way on the western one and a relocated station needed before people can move in.7
