In Greater London, a whole home can be let for up to 90 nights a year without planning permission. Stays of 90 nights or more in a row do not count towards it. We plan the calendar around the limit and fill the rest of the year with longer stays.
Council tax in Deptford
Lewisham Council has charged a 100% premium on second homes since 1 April 2025, and says this includes short lets such as Airbnbs, so the bill is doubled. In London a short let stays on council tax, because the 90-night rule only applies while council tax is paid on the home.
Planning in Deptford
We found no Lewisham planning policy or Article 4 direction aimed at short lets beyond the London-wide 90-night rule. Lewisham’s Article 4 directions on small HMOs (shared houses) cover the whole borough: the south since March 2020 and the rest since January 2024. They do not cover short lets.
