Short lets in Wimbledon, in brief
Wimbledon short lets are about more than the tennis. The Championships fill the area for a fortnight each summer. For the rest of the year, London’s 90-night rule shapes the calendar. It works best as a mix of work stays near St George’s and the Northern line, and longer stays of 90 nights or more.
Construction is one of our biggest sources of bookings in Wimbledon and Merton. Crews on the High Path, Eastfields and Ravensbury regeneration and on sites across south-west London book a whole home near the job for weeks at a time.
Insurance stays
When a home in Wimbledon, Colliers Wood or Mitcham is damaged by a leak, fire or flood, the insurer pays for the family to stay nearby while it is repaired. Stays of 90 nights or more in a row sit outside the 90-night limit, and these stays peak in winter.
The Championships
The Championships at the All England Club run from 28 June to 11 July 2027, and fill homes across Wimbledon and Merton for the fortnight.
St George’s Hospital, Tooting
St George’s University Hospitals has more than 10,000 staff and runs one of London’s four major trauma centres. It works as a group with Epsom and St Helier, so locums and patients’ families need somewhere close.
Trains, the Tube and trams
Wimbledon has trains to London Waterloo from about 14 minutes. Colliers Wood is on the Northern line, and trams stop at Phipps Bridge by Morden Hall Park.

The 90-night rule
In Greater London, a whole home can be let for up to 90 nights a year without planning permission. Stays of 90 nights or more in a row do not count towards it. We plan the calendar around the limit and fill the rest of the year with longer stays.
Council tax in Merton
Merton Council has charged 100% extra on second homes since 1 April 2025, so the bill is doubled. In London a short let stays on council tax, because the 90-night rule only applies while council tax is paid on the home.
Planning in Merton
We found no Merton planning policy or Article 4 direction aimed at short lets. Its Article 4 directions cover three things. Turning a family home into a small HMO (a shared house) needs permission in 20 wards, after 13 were added on 24 March 2026. The others cover office-to-home conversions in Wimbledon town centre and business areas, and marquees during the Championships.
Rules across England
England's short-let register is due by March 2027 and the furnished holiday lettings tax regime ended in April 2025. Outside London, a home let for at least 70 nights a year (and available for 140) pays business rates instead of council tax. Read our guide to the rules

Yes, and it is the peak of the year. The Championships run from 28 June to 11 July 2027, and those nights count towards the 90-night limit. Hospital, construction and insurance stays keep the rest of the year steady, and longer stays fill the nights the 90-night rule leaves.
A percentage of what each booking pays out: 15% + VAT on bookings from the booking sites, and 5% + VAT more on bookings that come direct to us. There is a one-off setup fee, and photography is priced separately, both agreed with you before anything starts. Guests pay for cleaning.
