When a home in Coventry, from Allesley to Walsgrave, is damaged by a burst pipe, fire or flood, the insurer pays for the family to stay nearby while it is repaired, often for weeks or months. These stays peak in winter, when heating goes on and pipes burst.
National Highways is upgrading the A46 Walsgrave junction, with early works under way and completion expected in late 2028. City Centre South is planned for up to 1,550 homes, and HS2 is building the Burton Green tunnel south-west of the city.
The main hospital of University Hospitals Coventry and Warwickshire, at Walsgrave, is a major trauma centre and cancer centre with 917 beds. The trust serves more than a million people, so locums, agency staff and patients’ families need somewhere close.
JLR’s registered office is on Abbey Road in Whitley, which brings engineers, suppliers and project teams through the working week.
Coventry University has a city-centre campus, and the University of Warwick’s campus is three miles south-west of the centre. Warwick’s graduations in January and July bring families to the city.

Coventry City Council has charged a 100% premium since 1 April 2025 on homes that have been empty and furnished for more than a year, so the bill is doubled. A home that qualifies for business rates pays those instead.
We found no Coventry planning policy or Article 4 direction aimed at short lets. The city’s HMO Article 4 direction, in force since 30 September 2023, means turning a family home into a small HMO (a shared house) needs permission in 11 wards. Its other directions cover single sites and areas such as Earlsdon. Outside London, England has no general planning test for short lets yet.
England's short-let register is due by March 2027, a home let for at least 70 nights a year (and available for 140) pays business rates instead of council tax, and the furnished holiday lettings tax regime ended in April 2025. Read our guide to the rules
