Whitley Bay at a glance
Short lets in Whitley Bay, in brief
Whitley Bay is a seaside town with a working week. Contractors, NHS staff at North Tyneside General Hospital and people working in Newcastle book Monday to Friday. Summer and weekends bring the beach, Spanish City, St Mary’s Lighthouse and concerts at Tynemouth Priory.
Construction crews are among our biggest guests on the North Tyneside coast. Teams on housing and energy jobs along the coast, and on the data centre build at Cambois up the road, book a whole home with parking for the length of a job.
Insurance stays
When a home in Whitley Bay, Monkseaton, Cullercoats or North Shields is damaged by a burst pipe, fire or flood, the insurer pays for the family to stay close by while it is repaired. These stays often run for weeks or months and peak each winter.
North Tyneside General Hospital
On Rake Lane in North Shields, run by Northumbria Healthcare, one of the North East’s largest employers with 12,000 staff. It serves more than 500,000 people across Northumberland and North Tyneside.
The beach and Spanish City
Spanish City’s dome, completed in 1910, reopened after nearly 18 years of closure with restaurants, a tearoom and event spaces on the seafront. A five-mile walking and cycling route now runs along the coast from Tynemouth to St Mary’s Lighthouse.
Tynemouth Priory and the Mouth of the Tyne Festival
The priory and castle stand on the headland at the mouth of the Tyne, and host the council’s Mouth of the Tyne Festival, which ran from 9 to 12 July in 2026.
The Great North Run
The world’s biggest half marathon, with 63,000 runners from Newcastle to South Shields each September. The 2027 race is on 12 September.

Compare your options
Three ways to let your home in Whitley Bay. One does both.
More income and less hassle, without having to choose.
The only option that earns more and asks nothing of you.
A long let pays one rent. A short let is booked by the night or the week, so it can take a work stay in the week and a leisure stay at the weekend, and price each night for the demand.
Priced for every night, not once a year
Longer stays fill the quieter months
One payout and one statement each month
If your home would earn more as a long let, we will tell you.

Local rules
The rules in Whitley Bay, handled
What applies to a home in Whitley Bay, and what we do about each one. Last checked September 2026.
Council tax in North Tyneside
North Tyneside Council has charged a 100% premium since 1 April 2025 on furnished homes that are nobody’s main residence, so the bill is doubled. Exceptions include homes actively marketed for sale or let, for up to 12 months. A home that qualifies for business rates pays those instead.
Planning in North Tyneside
We found no North Tyneside planning policy or Article 4 direction aimed at short lets. Five of the borough’s seven Article 4 directions cover parts of conservation areas, and another a grass verge in Wallsend. Outside London, England has no general planning test for short lets yet.
Rules across England
England's short-let register is due by March 2027, a home let for at least 70 nights a year (and available for 140) pays business rates instead of council tax, and the furnished holiday lettings tax regime ended in April 2025. Read our guide to the rules
Yes. Since 1 April 2025, North Tyneside Council has charged a 100% premium on furnished homes that are nobody’s main residence, so the bill is doubled. A home that meets the business-rates tests for holiday lets pays business rates instead.
We found no North Tyneside planning policy or Article 4 direction aimed at short lets, and England has no general planning requirement for them outside London. You should still check that your mortgage, lease and insurance allow it.
A mix: contractors and people working in Newcastle, NHS staff and families linked to North Tyneside General Hospital, and visitors coming for the beach, Spanish City, St Mary’s Lighthouse and concerts at Tynemouth Priory.
Yes. The Culture Secretary told Parliament in September 2026 that England’s short-let register will be up and running in full “by March”, which has been reported as March 2027. Every host will need to register, and we do it for you.
Homes near the seafront and Spanish City suit summer holidays and weekend breaks. Central Whitley Bay, near the Metro, suits contractors and commuters, and homes towards Rake Lane in North Shields suit hospital-related stays.
No. Summer and the July festival at Tynemouth bring the peak, and September brings the Great North Run. North Tyneside General Hospital, contractors and people working in Newcastle keep weekdays steady all year.
A percentage of what each booking pays out: 15% + VAT on bookings from the booking sites, and 5% + VAT more on bookings that come direct to us. There is a one-off setup fee, and photography is priced separately, both agreed with you before anything starts. Guests pay for cleaning.
Yes. Whether you call it Airbnb management, co-hosting, holiday-let or serviced accommodation management, we run the whole thing: listings on Airbnb, Booking.com and other sites, pricing, guests, cleaning and maintenance. We take work and contractor stays as well as holidays.
