Council tax in Sunningdale
The Royal Borough of Windsor and Maidenhead has charged a 100% premium on furnished homes that are nobody’s main residence since 1 April 2025, so the bill is doubled. There are exceptions, such as homes being actively marketed for sale or let, for up to 12 months. A home that qualifies for business rates pays those instead.
Planning in Sunningdale
We found no Windsor and Maidenhead planning policy or Article 4 direction aimed at short lets. The borough’s newest Article 4 direction, due in force from 30 January 2025, stops shops and offices on protected employment sites becoming homes without permission. Outside London, England has no general planning test for short lets yet.
