Aberdare at a glance
Short lets in Aberdare, in brief
On weekdays, Aberdare’s guests come for work: crews on the Cynon Valley’s coal tip, river and road works, and staff linked to the valley hospitals. Weekends and holidays bring walkers, riders and families heading for Waterfall Country, Zip World Tower and Dare Valley Country Park.
Construction is one of our biggest sources of bookings in Aberdare. Crews on the Cynon Valley’s coal tip, riverbank and road works book a whole four-bed house for the length of a job, with parking and one invoice. So do crews on the Prince Charles Hospital rebuild over in Merthyr Tydfil.
Insurance stays
When a home in Aberdare, Aberaman or Hirwaun is damaged by a burst pipe, fire or flood, the insurer pays for the family to stay nearby while it is repaired, often for weeks or months. These stays peak in winter, when the heating goes on.
Coal tip safety works
Rhondda Cynon Taf has 332 disused coal tips. The Welsh Government is funding maintenance on more than 400 tips across Wales from 2026 to 2029. In Aberdare, riverbank repairs by a former tip near Gadlys Pit Car Park run into autumn 2026.
Prince Charles Hospital and the valley hospitals
Cwm Taf Morgannwg University Health Board serves 450,000 people across Rhondda Cynon Taf, Merthyr Tydfil and Bridgend. Prince Charles Hospital in Merthyr Tydfil is part-way through a £300m redevelopment expected to run to 2028.
Waterfall Country
On the south-western edge of Bannau Brycheiniog, a short drive from Aberdare, with around 160,000 visitors a year, from walkers to climbers, cavers and canoeists.
Zip World Tower
On the Rhigos mountain above Aberdare, home to Phoenix, which Zip World calls the world’s fastest seated zip line. It is open all year except Christmas Day and Boxing Day.

A long let pays one rent. A short let is booked by the night or the week, so it can take a work stay in the week and a leisure stay at the weekend, and price each night for the demand.

Local rules
The rules in Aberdare, handled
What applies to a home in Aberdare, and what we do about each one. Last checked September 2026.
Register with the Welsh Revenue Authority
Everyone in Wales taking bookings of 31 nights or less must register. Registration opens in October 2026, and existing providers must register by 31 March 2027. It is free, and we do it for you. Rules across Wales and England
The visitor levy
Welsh councils can choose to charge a visitor levy of £1.30 per person per night on self-catering. Rhondda Cynon Taf is not charging it, only Cardiff has chosen to so far, and any council must give 12 months’ notice.
Council tax or business rates
In Wales a home must be available for 252 days and let for 182 to pay business rates. Otherwise council tax applies, and Rhondda Cynon Taf has charged a 100% premium on second homes since 1 April 2024. The Welsh Government is consulting on changes from April 2027.
Licensing on the way
The Development of Tourism and Regulation of Visitor Accommodation (Wales) Act 2026 brings in licensing, expected from 2029 once the standards are published. We keep your home ready for it.
Planning in Aberdare
Wales has separate use classes for main homes, second homes and short lets, and moving between them needs no permission unless a council makes an Article 4 direction. Rhondda Cynon Taf’s Article 4 directions cover alterations to buildings in the Aberdare Conservation Area, not short lets.

Not at present. As of September 2026, Rhondda Cynon Taf Council is not charging the visitor levy, and only Cardiff has chosen to. If a council adopts one, the rate for self-catering is £1.30 per person per night, with 12 months’ notice.

The town centre suits crews and guests arriving by train. Trecynon and Llwydcoed suit walkers and riders near Dare Valley Country Park, and Hirwaun and Penywaun suit crews on the A465 and visitors to Zip World Tower.
Construction crews on the valley’s coal tip, river and road works, staff and contractors linked to Prince Charles Hospital, families on insurance stays, and people coming for Waterfall Country, Zip World Tower and the Nos Galan road races.
A percentage of what each booking pays out: 15% + VAT on bookings from the booking sites, and 5% + VAT more on bookings that come direct to us. There is a one-off setup fee, and photography is priced separately, both agreed with you before anything starts. Guests pay for cleaning.
Yes. Whether you call it Airbnb management, co-hosting, holiday-let or serviced accommodation management, we run the whole thing: listings on Airbnb, Booking.com and other sites, pricing, guests, cleaning and maintenance. We take work and contractor stays as well as holidays.
