What applies to a home in Herne Bay, and what we do about each one. Last checked October 2026.
Canterbury City Council has charged a 100% premium on furnished homes that are nobody’s main residence since 1 April 2026, so the bill is doubled. A home that qualifies for business rates pays those instead.
We found no Article 4 direction aimed at short lets. Canterbury’s draft Local Plan (March 2026) has a policy on turning a home into a short-term holiday let. Policy DS10 would support it where neighbours’ living conditions aren’t unacceptably harmed, the street has room for the parking, bins are dealt with and the area doesn’t end up with too many short lets. The plan is heading for examination and isn’t in force yet, so this is one to watch.
England's short-let register is due by March 2027, a home let for at least 70 nights a year (and available for 140) pays business rates instead of council tax, and the furnished holiday lettings tax regime ended in April 2025. Read our guide to the rules
